Annual Deck Inspection Checklist for Louisville Homeowners

Every Louisville deck should be inspected at least once a year — ideally in early spring after winter stress and again in fall before the cold sets in. This checklist covers everything a professional would look at. Work through it methodically, and document any issues with photos. Most problems caught early cost a fraction of what they cost once they’ve spread.

Safety First: Before You Start

  • Walk the deck slowly from corner to corner. Does it feel bouncy, springy, or uneven? Any flex beyond a slight give is a warning sign.
  • Stand at each corner and push on the railing firmly. It should not move or wobble at all.
  • Walk the stairs fully. Check each step for give or movement.

Surface & Deck Boards

  • [ ] Check every board for soft spots — press a screwdriver tip into any suspicious areas. More than 1/4 inch penetration = rot.
  • [ ] Look for warped, cupped, or severely cracked boards that create trip hazards.
  • [ ] Inspect the gaps between boards — consistent 1/4 inch gaps are normal. Gaps widening beyond 1/2 inch mean boards are shrinking.
  • [ ] Check for raised screws or nails that are popping up above the surface.
  • [ ] Look for mold or mildew staining, especially in shaded areas.
  • [ ] Note any boards that are darker than surrounding boards — this can indicate trapped moisture below.

Railings & Balusters

  • [ ] Push each railing post firmly side to side and front to back. Zero movement acceptable.
  • [ ] Check every baluster — shake each one individually. Loose balusters are a safety hazard.
  • [ ] Inspect where railings attach to the deck frame — look for rust staining or loose hardware.
  • [ ] Check the top rail cap for cracks, rot, or gaps where water can enter.
  • [ ] Per Kentucky code: railings on decks 30 inches or higher must be 36 inches tall minimum and balusters must be spaced no more than 4 inches apart.

Stairs & Stringers

  • [ ] Walk each step — check for softness, cracks, or movement.
  • [ ] Inspect the stringers (the diagonal side boards supporting the steps) for rot, cracks, or separation.
  • [ ] Check where stairs anchor to the deck frame and to the ground. Both connections must be solid.
  • [ ] Stair handrails should be graspable — round rail between 1.25 and 2 inches in diameter.

Ledger Board (Critical)

The ledger is where your deck attaches to your house. Ledger failure causes most deck collapses — inspect this carefully.

  • [ ] Look for any gap between the ledger and the house. Even 1/8 inch gap needs attention.
  • [ ] Check for rust staining around lag bolts or screws.
  • [ ] Press a screwdriver into the ledger wood — no soft spots acceptable.
  • [ ] Verify there is proper flashing above the ledger directing water away from the house. Missing flashing is extremely common and causes rot in both the ledger and the house rim joist.
  • [ ] Check the house siding just above the deck for water staining or rot — this indicates ledger flashing failure.

Posts, Beams & Joists

  • [ ] Inspect the base of each post where it meets the concrete or footing. Probe with a screwdriver for softness.
  • [ ] Look at beam ends — exposed ends are where rot typically starts.
  • [ ] Check joists (visible from below the deck) for cracks, rot, and proper spacing.
  • [ ] Look for signs of pest damage — small holes, sawdust piles, or hollow sounds when tapped.
  • [ ] Check joist hangers and metal connectors for rust.

Footings & Ground Contact

  • [ ] Inspect concrete footings for cracks or heaving (caused by Louisville’s freeze-thaw cycles).
  • [ ] Check that posts are not in direct ground contact — they should sit on a concrete footing or metal post base.
  • [ ] Make sure vegetation and mulch are not piled against the deck posts — moisture trap for rot.

Finish & Surface Protection

  • [ ] Pour a cup of water on the deck surface. If it beads: sealer is working. If it soaks in quickly: time to recoat.
  • [ ] Look for peeling, bubbling, or uneven finish.
  • [ ] Note any significant color fading from UV exposure.

After Your Inspection

Issues found? Prioritize them by urgency:

  • Immediate action needed: Ledger separation, post rot, bouncing deck, completely loose railings
  • Repair within 1-3 months: Soft boards, corroded fasteners, loose balusters, missing flashing
  • Monitor and schedule: Surface fading, minor cracks, staining that needs recoat
