1. Soft, Spongy Boards

Press a screwdriver firmly into the wood. If it sinks in more than a quarter inch without much force, you have active rot. Soft boards on the surface often mean the rot has already spread to the joists below — which is a much bigger repair.

2. Graying, Splintering, or Cracking Wood

A gray surface alone isn’t an emergency — it just means the UV protection has worn off. But when you see deep cracks, splintering that catches clothing, or cupped or warped boards, the wood has dried and shrunk beyond what a stain will fix. At that stage, board replacement is necessary before refinishing.

3. Peeling or Flaking Finish After 1-2 Years

A quality deck stain applied to clean, properly prepared wood should last 2-4 years. If yours is flaking within a year, it usually means the surface wasn’t cleaned and sanded correctly before the last coat was applied, or the wrong product was used. Repeat applications over a bad base make the problem worse — the old finish has to be stripped first.

4. Mold or Mildew That Won’t Scrub Off

Replacing corroded fasteners with stainless steel or coated deck screws is a straightforward repair that prevents bigger damage.

8. Gaps Forming Between Boards

Small gaps are normal and necessary for drainage. But if gaps are wider than half an inch, or if boards are visibly pulling away from the frame, the wood is shrinking due to drying or the fasteners are failing. This accelerates water infiltration into the substructure.

Check the bottom of every post where it meets the concrete or ground. This is where moisture pools and rot starts. Even a treated post will rot at the base if the concrete cap doesn’t drain properly. 10. Separation at the Ledger Board

The ledger is the board that attaches your deck to your house. If it’s pulling away from the house — even slightly — this is a critical failure point. Ledger failure is one of the leading causes of deck collapses. Look for gaps, rust staining, or soft wood at the attachment point. This requires professional repair, not DIY.
